This is Denver's nightlife capital, packed with its trendiest restaurants, hottest bars and liveliest pubs. The special part about LoDo is its laid-back atmosphere. During the day you can admire its historic architecture and on the weekends it's like a big street party, with people strolling from one bar or club to the next with no worries. Some of the many attractions of LoDo include Coors Field (home of the Rockies), Union Station (Denver’s historic train station established in 1870), the Pepsi Center (home of the Avalanche and Nuggets), Elitch Gardens, the Museum of Contemporary Art, and the Tattered Cover Book Store. Market St. is popular amongst the young individuals looking for nightlife while Larimer St has a great selection of wine bars and upscale restaurants to please the middle aged individuals.
Land in the Lower Downtown Historic District is zoned B-7, meaning buildings have height limitations and encourages mixed-use development as well as providing strict design guidelines for rehabilitation and new construction. Projects must go through an architectural design review process, which allows LoDo to retain its pedestrian balance and historic character as it becomes more dense.
LoDo is full of remodeled condos, many still with a rustic or industrial feel that are home to over 2500 residents. The space in LoDo is limited causing real estate to be higher priced. LoDo living has started to shift east to the warehouse district. Many old warehouses are now being remodeled for business offices and residents.
